You are buying an ACCESS DEED. This is strictly for qualifying to become a member of the RRPOA (River Ranch Property Owners Association).
You cannot build on it, camp on it, or do anything with the particular lot you are buying.
If you email us or call us and ask if you can put a mobile home on the lot, or if it has power or water or anything else, expect the answer to contain foul language!

Below are your options for buying deeds. The deed will need to be recorded with the county in order to transfer ownership into your name. You can do this yourself by bringing the deed to the Clerk of the Court's office (Option 1) or we can do it for you for $49. (Option 2) 
If you have not handled deed recording in the past, we strongly suggest you just let us do it for you (Go to OPTION 2).
Option 1:
​You will receive 100% ownership of an access lot of at least .31 acres via Quit Claim Deed.
We will prepare and send the deed to you via Priority Mail.
Total today: $599
You will need to bring the deed to the Polk County Clerk of the Court at ​930 E Parker St in Lakeland. It will cost approximately $14.20

Option 2:
You will receive 100% ownership of an access lot of at least .31 acres via Quit Claim Deed.
We will prepare the deed and record it electronically with the Polk County Clerk of the Court. We then send you the original via Priority Mail.

$599 plus $49 for recording (includes all taxes and fees)

What to expect time-wise. (When do I get my deed?): 
  • After you make payment, we will have your deed drawn up, signed, witnessed and notarized within 1 business day.
  • Then, we submit it to Polk County to be recorded. Lately it has been taking them 2-3 business days to record deeds.
  • Once we receive confirmation it has been recorded, we will send your deed to you via Priority Mail, which usually takes 2-3 business days.
  • So, you can expect your deed to arrive 5-7 business days from today, sometimes sooner.
